Your Timber Home Journey with Domearc: From First Ideas to Handover

Pastoral Life İnecik — Domearc 10

1. The First Meeting: Listening to Your Ideas Every project begins with you. We start by listening: what is your ideal home, how many people will live there, what lifestyle do you have in mind, and what are your expectations and budget? This meeting is more than an introduction. It establishes the project’s direction, because we develop a journey around your needs rather than offering a ready-made plan.

2. Site Analysis: The Right Ground, the Right Design A home belongs to its site as much as to its owners. Our team considers the path of the sun, wind exposure, view directions, slope and ground conditions. This analysis provides a foundation for the design, helping the home respond to nature while supporting efficiency and structural performance.

3. Design: Drawings Made for You We prepare initial sketches in response to the site analysis and your expectations, then present the design through 3D visualisations. You can see the home before construction and understand decisions from room arrangements to window sizes. We involve you throughout the process, discuss your requested changes and refine the design together. The result is a project developed specifically for you.

4. Engineering and Structural Calculations: Designing for Safety In Türkiye’s seismic context, engineering calculations are essential. In every project, we carefully assess structural behaviour, earthquake and wind loads, and connection details. These decisions support a home that is not only attractive, but also designed for safety and a long service life.

5. Material Selection and Production: Establishing Quality from the Start Material selection plays a major part in a timber home’s longevity. Domearc uses certified, high-quality timber, prepared in our workshop to suit each project. Preservative treatment and appropriate protective systems help manage moisture, insect and fire risks. The components are then prepared to the required dimensions before arriving on site.

6. Site Preparation and Groundworks Work on site begins with preparing the ground. The required foundation system, supporting columns and beams are constructed at this stage. A disciplined approach to site management is one of Domearc’s strengths: specialist teams keep the work coordinated throughout.

7. Structural Construction: The Home Takes Shape Erecting the timber frame is one of the most exciting stages. The building rises quickly and your idea begins to take a tangible form. Timber construction can shorten this stage compared with conventional reinforced concrete work, supported by careful preparation and precise craftsmanship.

8. Insulation and Detailing: Designing for Comfort Once the frame is complete, attention turns to thermal and acoustic insulation, moisture barriers and fire-safety measures. These layers are fundamental to the building’s comfort and performance. We consider them as part of the home’s long-term quality, rather than treating them as finishing touches.

9. Interior and Exterior Works Façade cladding, windows, doors, partitions, kitchen and bathroom details are completed at this stage. We discuss the choices with you: contemporary or traditional, exposed timber textures or darker painted surfaces? Our aim is to develop solutions that reflect your style, with attention to the building as a whole.

10. Final Checks and Handover After construction, the Domearc team reviews the project from end to end. Services, insulation, doors, finishes and other details are checked, and any necessary adjustments are made before handover. The aim is to deliver a home ready for everyday life. Why Follow the Domearc Process? One coordinated team manages design, engineering, production, construction and handover. We communicate with you at every stage, discuss costs clearly and work to defined material and workmanship standards. Efficient delivery is supported by careful execution and specialist experience in timber homes. Commissioning a home is a major decision. The choices made during design and construction shape how it will serve you for years to come. For us, each project is a story of how someone wants to live. You bring the idea; we bring engineering and design together to make it a Domearc home.
