North of İznik, Kutluca village offers a landscape of many shades of green, with an atmosphere reminiscent of the Swiss Alps. Mountain silhouettes emerge through mist, while dense woodland and distinctive slopes create a setting in which architecture can become part of nature. Domearc’s Kutluca project was designed to soften the boundaries between the two.
Set on sloping ground, the 260 m² home includes five rooms, a generous living room, kitchen, pantry, four bathrooms, a cellar and a spacious veranda. Terraced volumes follow the incline, and the building’s strong relationship with its site gives it the feeling of an eagle’s nest.
Patterns and variations across the façade soften the building’s scale and reinterpret the rhythm of the mountains. Materials were chosen for their natural character, durability and thermal performance. Technical features, including a heated roof system, respond to the high-altitude climate and support indoor comfort.
Kutluca House is more than a mountain retreat: it brings care for nature together with technical development and a clear architectural identity. For Domearc, the project demonstrates how a disciplined design approach can turn challenging topography into an opportunity.
In the hills above İznik, the building offers an enduring interpretation of contemporary mountain living.
